Myrtle Beach, North Myrtle Beach and Grand Strand Area Market Trends

 

Myrtle Beach owners and real estate agents are optimistic about the trends we’re seeing in the Myrtle Beach and North Myrtle Beach real estate market. The market is very active with numerous transactions currently taking place. At Better Homes & Gardens Real Estate Elliott Coastal Living, we are diligent about taking time to analyze the latest news and trends in buying and selling homes, mortgage rates, rentals and investing.

Though the Myrtle Beach area was hit hard with Hurricane Matthew and October saw a decline in single family residence (SFR), condo and residential lot sales, Myrtle Beach and North Myrtle Beach’s sales volume year-to-date for SFR and condo sales are still above 2015 levels, according to the Grand Strand Market Report October 2016 published by Coastal Carolinas Association of REALTORS.

Single Family Home Resales

Compared to last year, Myrtle Beach homes for sale (resale) sales volume is up 2.0% with median sales price up 3.0% for the year, 0.3% for the month, at $211,000. The median sales price, year-to-date, are up 0.9% for new constructions—YTD median sales price $231,240—and up 5.4% for resales—YTD median sales price $194,000.  At 96%, sale-to-list price ratio is up 0.1% compared to 2015.

Condos For Sale

Condo inventory is slightly higher this year, moving towards more inventory compared to this time last year. Condos for sale in North Myrtle Beach, Myrtle Beach and along the Grand Strand have seen sales go up 7.4%, year-to-date compared to 2015. For the year, median sales prices for condos have gone up 3.7%. In October 2016, condo/townhome listings for Horry County were at 3,430 with an average list price of $204,008.

New Construction

In October 2016, new construction of Myrtle Beach real estate secured a new record high with a median sales price of $253,335. Year-to-date, the median sales price is up 0.9% for new construction—YTD median sales price $231,240.  New construction sales price, when compared to October 2015, is up 10.0%. 

Residential Lots

Median sales prices for residential lot sales are up for the month to 60.3% compared to 2015. Year-to-date residential land for sale in Myrtle Beach sales prices have increased by 5.6%.  Though, in October, residential lot sales were down 50.4% compared to 2015.
