Myrtle Beach, North Myrtle Beach and Grand Strand Area Market Trends

 
As reported in the Grand Strand Market Report March 2017 published by Coastal Carolinas Association of REALTOR, the strongest month so far this year is March. Trending positively are SFR sales activity while condo sales volume jumped 35.9% and there is an increase of 22.6% in condo median sales prices.
 

Single Family Residential (SFR)

 
Compared to March 2016, SFR sales volume is up 8.8%.  It is also up year-to-date at 5.9%.  The median sales price is up to $211,000, which is a 0.5% increase from March of last year. Compared to March 2016, the average sold-to-list ratio for Single Family Residential sales went flat at 95%. Down 4.3% from 2016, SFR inventory remains tight.
 
In March 2017, the total number of SFR active inventory listings in Horry County was 4,429. For Horry and Georgetown Counties, the average list price was $355,453 and the median list price was $259,900. The majority of Myrtle Beach real estate SFR were priced in the $150k to $250k range.
 
Sales prices for new construction are up 6.9% when compared to March 2016 with the median sales price for Myrtle Beach real estate new construction is at $240,000. The percentage of total SFR sales from new construction, year-to-date, is 35%.
 

Condos for Sale

 
Compared to March 2016, condo median sales prices increased 22.6% while condo sales activity also increased 35.9%. Also, compared to this month last year, condo inventory is down 6.1%. Up 100 basis points compared to March 2016, the average sold-to-list ratio for condo sales was 94%.
 
In March 2017, the total number of condos for sale in Horry County—including North Myrtle Beach real estate—was 3,498. For Horry and Georgetown Counties, the average list price at $201,538 and the median list price at $159,900. Most condos are priced at $200k to $400k.
 

Residential Lots

 
Sales of residential lots were up 7.8% in March compared to this month last year. However, compared to 2016, the median sales price decreased to $52,500, down 0.9% for the month. Up 100 basis points from March 2016, the sold-to-list ratios are up to 82%.
 
In March 2017, the total number of active residential lot listings in Horry County was 1,370. For Horry and Georgetown Counties, the average list price was $135,614 and the median list price was $74,900. The majority of lots were priced from $25k to $50k.
